Do Swimming Pools Add Value to Your Home?

When thinking about the benefits of having a pool installed at your home, most people’s minds will inevitably turn to leisure. From hosting pool parties, spending time with friends and family and going for a dip after a stressful day at work, there are a whole host of ways you can make the most of a pool.  

However, one great benefit that people often overlook with a pool is that it can even add value to your home. 

In fact, studies show that Texas is one of the best places to get a pool installed if you’re looking to boost your property’s value. On the list of major US cities where having a pool installed is most beneficial for home value, Houston placed 9th with an overall increase of $36,000, while Austin was second only to Los Angeles with an increase of $50,000. 

If you’re looking to install a pool to boost the value of your property, there are a number of things you should consider. 

Type of swimming pool 

This is arguably one of the most important factors to consider when it comes to how much value a pool will add to your property. In-ground pools are regarded as more aesthetically pleasing and nicer designs than above-ground pools, so if you’re really hoping to increase your property’s value then we’d recommend this as the way to go. 

As well as this, carefully consider the shape and size of your pool as this can also enhance value.   

The size of your backyard 

It’s important to make sure that your backyard is big enough to house a pool. If the pool takes up the entirety of your yard with little to no room for a lawn, plants or any other space, then it’s unlikely to add a significant amount of value to the property. 

Location

When it comes to swimming pools, location is everything – especially if you’re looking to increase property value. If you live in a colder part of the country, such as more northern states, then adding a pool won’t boost your home’s value as much as it would for warmer states, such as Texas and other southern states.                 

Check out the neighborhood 

It’s also worth noting what pools your neighbors have in place. If your local neighborhood has lots of pools, then adding one to your yard will almost certainly boost its value. If you’re the only house in the area that doesn’t have a pool, then you might suffer when it comes to property value.

On the flip side, if you’re in a neighborhood that doesn’t have any pools, then it can still be beneficial to install one. This is because it’ll help your property stand out from the crowd, and hopefully see the value rise.
